Crawl Space Water & Mold Removal

Many Upstate homes sit on crawl spaces, and that is where water and mold problems often start. We pump out standing water, dry the space, remove mold and contaminated insulation, and help you deal with the moisture source so it does not come back.

Crawl Space Restoration in the Upstate

A crawl space is out of sight, so problems there can go on for months. Plumbing leaks, poor drainage, missing or torn vapor barriers and humid summer air all put moisture under the house, and that moisture feeds mold on floor joists, subfloor and insulation. Over time it leads to musty odors in the living space, sagging insulation, cupped floors and wood rot. Willard's Restoration has the low-profile equipment and the training to work in tight crawl spaces, and we start by finding out where the moisture is coming from.

Signs of a Crawl Space Problem

Musty Odors

A damp, musty smell inside the home, especially in rooms above the crawl space, is often the first sign of moisture and mold underneath.

Standing Water

Water pooling on the crawl space floor after rain or from a leaking pipe needs to be removed before it soaks into framing and insulation.

Sagging Insulation and Soft Floors

Wet insulation falls out of place, and floors that feel soft or cupped can point to moisture damage in the subfloor and joists.

Our process

Our Crawl Space Process

Fixing a crawl space means dealing with the existing damage first, then the moisture source. Covering a wet or moldy crawl space traps the problem in place. Our process:

  1. 01

    Inspection

We inspect the crawl space with moisture meters and thermal imaging to find standing water, wet framing, mold growth and the source of the moisture.

  2. 02

    Water Extraction

Standing water is pumped out and wet debris and damaged vapor barrier are removed.

  3. 03

    Mold Remediation

Contaminated insulation is removed, and mold on joists and subfloor is cleaned and treated with EPA-registered antimicrobials.

  4. 04

    Structural Drying

Low-profile air movers and dehumidifiers dry the framing and subfloor, with readings logged until the wood is back to acceptable moisture levels.

  5. 05

    Prevention Recommendations

We explain what caused the problem and what will keep it from coming back, whether that is a plumbing repair, a drainage correction, a new vapor barrier or dehumidification.

Crawl space water and mold work follows IICRC S500 and S520 standards by IICRC-certified technicians.

What Our Customers Are Saying

We have used Willard's Restoration & Cleaning three times now, twice to test for moisture levels/make sure there was no growth in a couple places and once for water restoration following a major kitchen leak. Anthony did excellent work and helped us navigate the insurance claim following the leak so we had much less stress and worry. He diligently worked in our home until the moisture levels were back to normal which gave us such peace of mind. We couldn't be more satisfied with the work, the value, and the confidence in knowing our home has been well taken care of. We've given his business card to several friends and will continue to recommend Willard's to anyone!

When experiencing water damage and countless people at our home saying yes you have a problem and no we can't help. I was discouraged, and frustrated. Until Willard's arrived and took the time to look into the issues and identify teams that could help and how they could help. They have been there through the whole process. Anthony and Cassie are a great team and knowledgeable on what to expect regarding the process and insurance companies lingo. They have restored our home for sure! I highly recommend them for your needs. You are in good hands here and your home will thank you. Sincerely grateful.

Willard's Restoration is wonderful! They are always friendly, thorough and knowledgeable, prompt in their visits and honest in their assessments. They have greatly alleviated any anxiety we may have had in regards to the restoration process. They are a pleasure to work with!

Words cannot express how grateful I am to have found Willard's Restoration to help us urgently address flooding in our basement following recent heavy rains. I called numerous companies who either could not come to us for some time or were downright rude when I asked for at least a ballpark estimate for such services. Anthony and Cassie returned my calls promptly and offered to come out quickly. They helped me manage the situation with their own services and referrals. They were quite knowledgeable, professional, courteous, reliable. I have not needed this type of service before, but will not hesitate to call on them again and/or refer others to them who might need similar help. Thank you!!

Crawl Space FAQs

Is crawl space mold a problem if I never go under the house?

Yes. Air from the crawl space moves up into the living space, carrying moisture, odor and mold spores with it. Mold also keeps damaging wood framing as long as moisture is present.

Should I encapsulate my crawl space?

Encapsulation or a new vapor barrier can be a good long-term fix, but only after existing water and mold are dealt with. Sealing in a wet or moldy crawl space makes the problem worse. We remediate first and give you a straight recommendation on what the space needs.

Why is there water in my crawl space after it rains?

Usually because gutters or grading send water toward the foundation, or because drainage around the home is poor. We dry the space and help you identify the source so it can be corrected.

Will my homeowners insurance cover crawl space damage?

If the damage came from a sudden event like a burst pipe, it is commonly covered. Gradual seepage and long-term moisture often are not. We document the cause and the damage for your adjuster.

How long does crawl space drying take?

Typically several days, depending on how wet the framing is and how much airflow the space has. We monitor readings and finish when the wood is dry.

My older home has a crawl space. Do I need to worry about lead or asbestos?

In homes built before 1978, painted surfaces may contain lead, and some older insulation, duct wrap and pipe wrap can contain asbestos. Our team is EPA-certified for lead-safe work, and we will point out anything that should be tested before it is disturbed.
